Bathroom vanity replacement Dubai: swap without retiling

Most worn vanities come out without a tile being broken. Where the waste pipe drops and where the water feeds land decide whether yours can be swapped or whether the floor has to open. If both sit inside the footprint of the old cabinet, we build the replacement around them and fit it over your existing tiles, anywhere in the UAE.

When the tiles can stay

A new cabinet can be drawn around a waste that drops inside the old footprint. Tiles only have to come up when the waste itself has to move sideways, because that means breaking the screed and redoing the waterproofing under the floor.

Concealed waste boxes are common in newer apartment blocks. The pipe disappears into a boxed section behind the cabinet and the box stays. The new unit is drawn to sit in front of it, with access left at the back so the trap can still be reached when it blocks.

Taps are simpler. Deck-mounted on the top is straightforward. If the old taps came out of the wall, the new top is drilled to the existing centres or the feeds are brought up through the cabinet. Either way it is settled in the drawing, not on site with a drill.

What we check at the measure

The measure is where the price is won or lost. These are the five things that change the job.

CheckWhy it matters
Waste offset from the back wallThe trap has to clear the carcass, so cabinet depth follows the pipe
Water supply heightToo low and the feeds foul the shelf, too high and they show above the top
Skirting and tile lineThe unit is cut to the real tile edge so the silicone joint stays thin
Door swingA full-depth cabinet can foul the bathroom door in a small room
Existing top thicknessFinished basin height has to stay comfortable to use

One more thing gets checked on the same visit: whether the old unit is screwed to the wall or standing on legs, and whether the floor beneath it is tiled. A cabinet standing on bare screed needs the plinth built up to tile height.

Made to measure against the drawing

Off-the-shelf units are built to nominal widths. Bathroom walls are not nominal. The old vanity leaves a silicone shadow and a tile edge, and the replacement has to cover both. A 1,200 mm cabinet against a wall measuring 1,215 mm at one end leaves a gap no bead of silicone will hide.

We draw the unit full scale against your measured opening, and nothing is cut until you approve that drawing. Every vanity is built 1:1 (full scale) to the drawing the customer approves first. Sizes, carcass material and the stone top are all fixed at that stage. A made-to-measure unit with a stone top runs AED 6,000 to 8,000 all in, and the build takes about 14 days from signed drawing to installed unit. The finished made-to-measure vanity installations show how close a new unit sits to tiles that were never touched.

"Our new bathroom vanity looks beautiful. The custom top fits perfectly. We hired Just Right for the job. The workers were careful and clean." Syed Amaan, 5 stars

The top is what people notice. Cutting the basin and tap holes from the same drawing as the carcass is what makes it fit. That is one of the four reviews behind our Google rating of 5.

Removal and installation day

We shut the water off, disconnect the flexible tails and the trap, and lift the top before the carcass. Old stone tops come away whole where the fixings allow and in sections where they do not. Floors are covered, and the old unit leaves with us.

Basin, tap and waste are fitted to the new top before it goes in. The unit is levelled, packed off the wall at the tile line and fixed. The silicone bead against the existing tiles is the last step, tooled while wet so it reads as one straight line. The room is usable the same day.

What catches people out in UAE buildings

Uneven tiling is the most common surprise. Tiles laid around an old vanity are often cut short, because nobody expected that edge to be seen again. The new unit gets scribed fillers or a return panel rather than a fat silicone joint.

Delivery access is the second. In tower apartments the service lift has to be booked and building management needs the delivery window in advance. A stone top takes two people and will not travel in a passenger lift. Tell us the building rules when you book the measure and the delivery is planned around them.

The workshop is in Jebel Ali, and we install across all of the UAE. A unit going to another emirate is scheduled in the same 14-day window, with the delivery day fixed once the drawing is signed off.

Before you order

  1. Photograph the whole vanity at standing height, then the inside of the cabinet where the trap sits.
  2. Measure the width at the top, middle and bottom of the opening.
  3. Note the floor-to-underside-of-top height and the thickness of the existing top.
  4. Photograph the water supplies with something in the frame for scale.
  5. Ask the building manager about lift booking and delivery hours.

If you are still weighing repair against replacement, there are more bathroom vanity guides on the site. Send the five items above on WhatsApp to +971 54 483 3966, with the emirate you are in, and we will confirm whether the unit can be built to the existing footprint before anyone visits. That message is the fastest route to a price; you can also book an on-site measure for a vanity replacement and we will do the checking ourselves.

Frequently asked questions

Can a bathroom vanity be replaced without removing tiles?

Yes, when the waste and the water feeds stay where they are. The old unit comes out, the new made-to-measure one is drawn to cover the same footprint and tile edge, and the only new joint is the silicone line along the tiles. If the waste has to move sideways, the floor has to be opened.

How long does a made-to-measure vanity replacement take?

About 14 days from approved drawing to installed unit. The measure and the drawing approval come before that, so allow a few extra days. Delivery day is fixed once you sign the drawing.

Do you disconnect the old vanity and take it away?

Yes. We isolate the water, disconnect the tails and the trap, remove the top and the carcass, and the old unit leaves with us. Floor protection goes down before any of that starts.

What does a vanity replacement cost in the UAE?

A made-to-measure unit with a stone top is AED 6,000 to 8,000 all in. What moves you within that band is the size, the carcass material, the top material and any extra cut-outs in the top.

My waste pipe is off centre. Can you still build to it?

Usually yes. The cabinet is drawn around the real waste offset with a service gap at the back, so the trap stays reachable. Send a photo of the inside of the cabinet and we can confirm it before the measure.
