Bathroom vanity replacement Dubai: what the job involves
A replacement is a measuring job before it is a buying job. The waste pipe, the water tails and the skirting in your bathroom were set for the unit already in place, and no showroom vanity was drawn around them. Here is how the job runs when the new unit is built to your own dimensions, what a fair quote itemises, and what to send before you ask for a price.
Why an off-the-shelf vanity rarely fits the existing waste position
Standard carcasses are drilled for a waste at the manufacturer's preferred point. In a real apartment or villa bathroom, that point sits somewhere else, the supply tails arrive at a different height, and the skirting stops the unit going flat to the wall.
That leaves three options. Move the plumbing, which means opening tiles and redoing waterproofing. Cut the new carcass on site, which ruins the edge finish and turns the back panel into a water trap. Or fit filler panels that show at eye level. We manufacture made-to-measure bathroom vanity units in Dubai with the back panel cut at the factory for your waste and tails, before assembly, and install them across all of the UAE. Every unit is built 1:1 to the drawing the customer approves first, so the cut-out positions are agreed on paper before any board is cut.
Who measures, and what gets measured
We measure, or you send photos and dimensions and we check them. The same list is covered either way: waste centre to the left and right wall, waste height off the finished floor, supply tail positions, skirting height and depth, door swing and how far the leaf opens, mirror height if the mirror is staying, and whether the floor was measured from finished tile or from screed.
The last one causes more bad fits than anything else. A 20mm screed allowance shifts the basin height and the top line, and decides whether a vessel basin still sits comfortably under a mirror that is not moving.
Removal day, plumbing and what can go wrong
Water goes off before anything is unbolted. In a tower flat the shut-off is often building-side, so book it with building management, and where the DEWA supply is involved, arrange it in advance rather than on the morning. Lift access and permits sit with you as the owner and take longer than most people plan for. Villa work in Sharjah, Ajman or Abu Dhabi carries less of that paperwork, which is why we ask for the address before we fix a date.
The old unit is cut out, not levered out. Silicone that has set for years takes tile glaze with it when pulled, and the tiles behind a vanity are usually the ones with no spare box left in the store. Expect minor making good at the wall line. Expect a real repair if the unit is dragged.

Our new bathroom vanity looks beautiful. The custom top fits perfectly. We hired Just Right for the job. The workers were careful and clean. Syed Amaan, 5 stars

The timeline: about 14 days in the factory, then a day on site
Nothing bespoke happens in a week. From the approved drawing, the carcass is cut, edged and assembled, the stone top is cut for the basin and tap, and the unit is dry-fitted at our factory in Jebel Ali. That is about 14 days. Installation is roughly one day: removal, making good, setting and levelling the carcass, plumbing connections, the top, then sealing. Access rules, not the fitting itself, are what stretch bathroom vanity installation in Dubai on tower jobs.
A stock swap is faster only when something already exists in your exact size, which is rare once the waste position is checked. Treat a same-week promise on a made-to-measure carcass with suspicion. It usually means the unit will be altered in your bathroom instead of a workshop.

What a fair quote itemises, and what this job costs
Two quotes for the same bathroom can differ by thousands because one of them leaves work out. Ask for each line below in writing.
| Line | What to check |
|---|---|
| Carcass | Board material and thickness, moisture resistance, edge banding |
| Top | Stone or quartz, thickness, edge profile, upstand |
| Cut-outs | Basin and tap positions set at the factory, not on site |
| Old unit | Removal, disposal and making good at the wall |
| Installation | Setting, levelling, plumbing connections |
| Sealing | Silicone grade and who returns if it fails |
Price is driven by length and depth, carcass material, top area, the number of cut-outs, whether a second basin is added, and access. Not by the colour.
Our units run AED 6,000 to 8,000 all-in, built 1:1 to your approved drawing in about 14 days and installed across all of the UAE. Nothing is ordered from a catalogue, which is why vanity replacement cost in Dubai comes down to the drawing rather than a size code. For carcass and top choices, the bathroom vanity buying guides go deeper.
To price your job, WhatsApp photos of the existing vanity from the front and from inside the cabinet with the doors open so the waste and both supply tails are visible, then the width, depth and height, your emirate, and whether it is a villa or a tower flat. That is enough for us to return a figure and a drawing date. Send us your vanity measurements for a quote and we will confirm the same working day.
Frequently asked questions
How long does a bathroom vanity replacement take?
About 14 days in the factory from the approved drawing, then roughly one day on site. The 14 days covers cutting, assembly, the stone top and a dry fit. Lift bookings or permits for your building add to that, so start those early.
Can you match my existing stone top or reuse it?
A new top is cut to the approved drawing, so matching the old dimensions is straightforward. Reusing the old top depends on it surviving removal and on the cut-outs lining up with the new carcass, which is why we check it at measuring rather than on installation day.
Do I need to move the plumbing?
Usually no. The unit is drawn around the existing waste and supply positions, which is the point of building to measure. Moving a waste is a separate job involving tiles and waterproofing, and it should be priced as its own line.
Do you remove and dispose of the old vanity?
Yes. Removal and disposal are quoted separately so you can see the cost. The old unit is cut out to protect the tiles behind it, and we make good at the wall line.
Do you install outside Dubai?
Yes, UAE-wide from the Jebel Ali factory, including Sharjah, Ajman and Abu Dhabi. Send the emirate and the building type with your measurements and we will confirm access requirements and the installation date.
