Why Sharjah apartments and villas need a made-to-measure vanity
Stock vanities assume a standard wall, and Sharjah bathrooms rarely give you one.
In Al Majaz and Al Khan, apartment bathrooms are often long and narrow, with the soil pipe hugging one corner, a window on the outside wall and a door that swings into the only usable run. In Muwaileh and the villa communities the problem flips: generous space, but odd alcoves, low window sills and a run of built-in storage that eats the depth you need. A 900mm off-the-shelf unit either leaves a 200mm dust gap or will not sit past the pipe.
Made to measure solves four specific things:
- Width, depth and height cut to the millimetre, so the unit closes the alcove instead of floating inside it
- Drawer and door layout planned around the pipe boxing rather than over it
- Top cut for the basin you choose, with the upstand scribed to the actual wall
- Pipe access kept through a removable panel, so the trap can still be reached later
The fit problem nobody measures
A vanity that does not reach the wall looks unfinished, no matter how good the door finish is. When we survey, we record wall plumb and floor level as well as the opening. In older Sharjah buildings a wall can be 15mm out across a 1.2m run, and that difference has to be built into the carcass before it leaves the factory.
What custom actually means here
Custom means the unit is manufactured 1:1 to the drawing you approve, not adjusted on site.
The sequence is deliberately boring. We measure, we draw, you approve, we build. The drawing shows exact width, depth and height, carcass material, door finish, handle positions, drawer heights, top material, edge profile, basin cut-out and mirror size. Nothing reaches the CNC machine until you sign it off. If a tap position needs to move, it moves on the drawing, not on the finished quartz top.
Carcass choice
- Marine ply with HPL lining: the default for Sharjah bathrooms, because steam and splash sit on it all year
- WPC board: fully waterproof, used on shower-adjacent runs and heavier wet zones
- Standard MDF: dry powder rooms only, never a family bathroom in daily use
Top and edge details
Tops are quartz, in Super White, Black, Calacatta Miranda or Statuario Exclusive. We finish the front edge square or mitred, and a mitred edge gives a thicker-looking 40mm profile without a heavy slab. Basins are fitted vessel or inset, both cut on the drawing.

What a custom vanity costs in Sharjah in 2026
A standard single vanity in Sharjah costs AED 6,000 to 8,000 all in, covering carcass, stone top, basin, mirror with LED and installation.
Here is a worked example: a 900mm vanity for a two-bedroom apartment in Al Khan.

What pushes a job past AED 9,000: a double vanity over 1.5m, a second matching unit for the guest bathroom, waterfall returns on the top, upgraded black matte or brass hardware, or a full-height mirror wall. From measurement to installation in about 14 days
Fourteen days works because everything happens in one factory.
- Site visit and measurement in Sharjah. We record width, depth, height, wall plumb, pipe positions and door swing.
- Shop drawing within 48 hours. You receive a dimensioned drawing to check and comment on.
- Your approval. This is the 1:1 benchmark, and the factory builds exactly this and nothing else.
- Factory build in Jebel Ali. Cutting, edge banding, top fabrication and dry assembly, roughly 7 to 9 working days.
- Delivery and installation in Sharjah, around 30 to 45 minutes from the factory gate.
- Silicone and plumbing termination, then a handover clean.

Free-standing, fitted or floating
The layout of your Sharjah bathroom decides this, not the style you saw online.
- Free-standing unit: best where the wall is uneven or the pipework sits in a boxing you would rather not open up. Sits on legs with a slight top overhang.
- Fitted unit: best in Al Majaz and Al Khan alcoves, wall to wall, fully scribed, no gaps to clean.
- Floating unit: best in Muwaileh apartments and villa guest bathrooms where floor space is tight and you want the floor to read bigger. Needs solid fixing into masonry or a suitable stud wall.

Floating units need the waste routed through the wall, so the wall build-up gets checked before we draw it. If the cavity is too shallow, we go fitted with a recessed plinth and keep the same visual effect.
Sharjah logistics, access and install day
Install day is mostly about permissions and water, not tools.
Most Sharjah towers and managed communities ask for an NOC before a contractor arrives, plus a lift booking for large tops and mirrors. Send us the building requirements when you confirm, and we will book the slot. Buildings with a single service lift usually mean a morning install, and community-managed buildings often require an afternoon slot.
Water shut-off matters more than people expect. In Sharjah, water is supplied by SEWA, but for a vanity swap you only need the isolation valve under the basin, not a mains shutdown. If there is no isolation valve, plan to have one fitted before install day. For larger plumbing changes, coordinate with the building so the shut-off window is agreed in advance.
On the day: protection down, old unit removed, new carcass levelled, top set, basin and mixer connected, silicone run, trap tested, waste taken away. We leave the bathroom clean and ask you not to touch the silicone for 24 hours. Do you handle plumbing and silicone on install day?
We terminate the plumbing for the basin and mixer, run the silicone and test the trap before we leave. If the waste or supply needs moving into a new wall position, we tell you at drawing stage, and that part is coordinated with a licensed plumber so the building rules are respected.
Can you match the same vanity in a second bathroom?
Yes, and it is usually cheaper to do both at once. Build both units from the same approved drawing and order both tops together, and you get a consistent finish plus one delivery slot to Sharjah instead of two.
