Vanity carcass: how we build yours 1:1 in Jebel Ali

A vanity carcass is the box behind the doors, the sides, base, back and shelves that carry your basin, top and drawers. It is the part you never see, and the part that decides whether a vanity still sits square after years of UAE humidity.

What a vanity carcass actually is, and why it decides lifespan

The carcass is the structural box behind the doors and drawer fronts. Two side panels, a base, a back, a front rail and the internal shelves or drawer boxes.

Everything hangs off that box. Hinges screw into the side panels. Drawer runners fix to the base. A quartz top spreads its weight across the full width, so a weak box bows under it. When a vanity sags, swells at the bottom or drops a door, the cause is almost always the carcass, not the finish. We treat the box as the product and the doors as the packaging, which is why every one of our made-to-measure bathroom vanity units starts here.

The parts we make in Jebel Ali

  • 18mm side, base and shelf panels, cut square and drilled on a CNC
  • A moisture-resistant back panel, fixed with a small expansion gap
  • Adjustable legs or a levelling rail under floor-standing units
  • Drawer boxes sized around your trap and waste pipe
  • Hinge and runner plates tested before the unit leaves the factory

Carcass materials compared for UAE humidity

For a bathroom in the UAE, 18mm marine plywood is the safest vanity cabinet carcass material, with moisture-resistant MDF a close second when the cut edges are sealed. Solid wood moves with the air conditioning, and particleboard should not go near a shower.

  • Marine plywood: water-resistant glues, holds screws after repeated wet and dry cycles, carries a stone top without bowing. Heavier and a little more expensive.
  • Moisture-resistant MDF: very flat, sprays beautifully with lacquer, machines cleanly. Softer at the edges, so every cut needs sealing.
  • Solid wood: warm, repairable and premium looking, but it expands and contracts. Fine only in a fully sealed design.
  • Particleboard and chipboard: flat and cheap until water reaches a cut edge, then it swells and never recovers. This is the usual failure in imported vanity sets after two or three years.

If you are shopping for a moisture resistant vanity unit in Dubai, this is the difference you are paying for. We cover tops and finishes in more depth in our guide to bathroom vanity materials in Dubai.

18mm versus 16mm boards, edge banding and sealed cut ends

We build to 18mm as standard, because a vanity carcass 18mm plywood spec holds hinges, runners and a heavy top far better than 16mm over the life of the unit. Thickness is only half the story. What happens to the cut edges matters just as much.

  • 18mm panels resist bowing across wide spans and give hinge screws more material to bite into
  • 16mm boards save weight and cost, but flex more and loosen sooner on wide or loaded units
  • PVC or ABS edge banding, 1mm to 2mm thick, glued and trimmed flush rather than ironed on
  • Sealer on every cut end that faces a wall, a floor or a pipe
  • Sealed service holes so a slow drip cannot wick into the panel core

When customers ask for a bathroom vanity carcass in Dubai, thickness and edge sealing are the two questions that decide the quote.

Engineering the carcass around plumbing and fixings

We cut the carcass around the supply and drain positions on your actual wall, not around a catalogue drawing. That is the difference between a unit that drops straight in and one that needs a plumber and a chisel on install day.

  • Supply and drain cut-outs measured from the finished wall and floor, not the bare blockwork
  • Shallow top drawer with a cut-out around the bottle trap, or a fixed front panel where the trap needs clearance
  • Wall-hung units fixed to blockwork with chemical anchors, or to drywall through a plywood backing plate set behind the tiles
  • Floor-standing units on adjustable legs, sealed to the floor with a neutral silicone bead
  • A removable back panel on larger units so the trap and valves stay serviceable

When a fit-out needs handover documents, we supply the carcass section, the material specification and the fixing detail, so the contractor or the reviewer can see exactly what sits behind the tiles.

Finishes that survive a bathroom in the UAE

Inside a bathroom, laminate and 2K lacquer last longest, veneer looks the richest but needs more care, and thin thermofoil is the one to avoid in a hot climate.

  • High pressure laminate: hard wearing, wipes clean, the practical choice for family bathrooms and rental units
  • 2K polyurethane lacquer: smooth and flat, easy to repair on site, best applied to moisture-resistant MDF or plywood
  • Veneer: real wood grain under a clear seal, best kept away from the direct splash zone of a shower
  • Thermofoil and thin vinyl wraps: peel at the edges in air-conditioned heat and humidity, usually within a few years

A custom vanity unit in Dubai is only as good as the box under the finish. If the carcass is right, the doors can be almost anything you like.

Price, timeline and how your unit is built in Jebel Ali

A typical 900mm wall-hung vanity, 18mm marine ply carcass, PVC sealed edges, two soft-close drawers and a Super White quartz top comes in at AED 6,000 to 8,000 all-in, installed. The carcass spec moves that number more than the door colour does.

Where the money goes on that unit:

  • Carcass and drawer boxes in 18mm marine ply: the largest single share of the price
  • Quartz top cut and polished, with an undermount basin cut-out
  • Soft-close hinges and runners, plus the drilling and fitting labour
  • Edge sealing, silicone and the site install, whether the job is in Sharjah, Abu Dhabi or anywhere else in the UAE

Switch to moisture-resistant MDF with laminate doors and the same unit can land nearer AED 6,000. Add a second basin, a longer run of 1,500mm or a full lacquer finish and you move to the top of the band or just above it. If you are still deciding between tops, our notes on choosing a stone top for your vanity are worth five minutes.

How the build runs:

  1. Send your measurements or book a site visit, anywhere in the UAE.
  2. We draw the unit 1:1 with your sizes, plumbing positions and drawer layout, and you approve that drawing.
  3. We cut, edge-band, seal and assemble in our Jebel Ali factory.
  4. The quartz top is templated, cut and polished to match.
  5. We deliver and install, typically around 14 days from approval.
  6. We align doors and drawers, silicone the joints and hand over care notes.

Frequently asked questions

How much does a custom vanity unit cost in the UAE?

A single 900mm made-to-measure vanity with an 18mm plywood carcass and a quartz top is normally AED 6,000 to 8,000 all-in, including basin cut-out, delivery and installation. Double basin units, longer runs and full lacquer finishes sit above that. You get a fixed figure once we see your dimensions.

How long does a made-to-measure bathroom vanity take?

About 14 days from the day you approve the 1:1 drawing, with installation UAE-wide in the same window. If your top is a specialist quartz colour that is not in stock, allow a few extra days for the slab. We confirm dates in writing before the build starts.

Is 18mm marine plywood better than MDF for a vanity carcass?

Both work when the cut edges are sealed, but plywood holds screws better after wet and dry cycles and copes with a heavy stone top with less bowing. MDF gives a flatter lacquer finish and is easier to machine. In a shower room with poor extraction, marine plywood is the safer long term choice.

What is the best vanity carcass material for a humid bathroom in Dubai?

18mm marine plywood, PVC or ABS edge banding on every cut edge, a moisture-resistant back panel and sealed service holes. That combination handles the humidity and the air conditioning swings you get in UAE apartments. It also protects the panels if a bottle trap drips.

Do you build wall-hung vanities and can they carry a stone top?

Yes. Wall-hung carcasses are engineered with a reinforcing rail and fixed to blockwork with chemical anchors, or through a plywood backing plate fitted behind drywall tiles. Once fixed correctly, a wall-hung unit carries a quartz top and a full basin load without movement.

Can you match the finish of my existing bathroom?

Yes. We can match laminate, lacquer and veneer samples, and we build 1:1 to the drawing you approve before cutting, so the finished unit matches what you signed off. Send a photo of your tiles and cabinets with your measurements and we will suggest the closest finish.
