Bathroom vanity replacement Dubai: what a swap involves

A vanity replacement is a swap, not a renovation. The old unit comes out, a made-to-measure one goes in, and in most homes the tiles, mirror and lighting stay exactly where they are. What decides whether that works is the plumbing positions and the wall behind the unit, not the finish you choose. We build these units in our factory in Jebel Ali and install them across all of the UAE.

Replacement or renovation: what a swap keeps

The keep list is longer than most people expect: floor tiles, wall tiles, mirror, lighting circuit, shower, toilet, door. What changes is the carcass, doors, top, basin and tap. If the room is sound, there is no reason to break a single tile.

A full renovation wins in three cases only. Waterproofing under the floor has failed and shows as damp at the skirting or on the ceiling below. The waste sits so far from where the new unit needs it that the floor has to be opened. Or the old tile cut line runs wider than any new unit can cover.

Everything else is a swap, and the gap in cost and disruption is large. A swap leaves you without a basin for a day. A renovation takes the bathroom out of service for weeks. If you are still weighing the two, our bathroom vanity guides cover sizing and materials in more detail.

The five measurements that decide whether a like-for-like swap works

Anyone who quotes without these is guessing.

MeasurementWhat it decides
Waste centre from each side wall, plus height above finished floorWhether the existing waste stays inside the new carcass
Supply valve height and spreadWhether flexible tails reach without exposed pipework
Wall and plaster condition behind the unitWhether the fixings hold and how much making good is needed
Skirting return and door swingWhether a deeper unit fouls the door or leaves a gap
The old tile cut lineWhether the new footprint covers the repair

Small shifts disappear inside a made-to-measure carcass. A waste that needs to move 50 mm is nothing. One that needs 300 mm means opening the floor, which is a different job at a different price.

These five go on the measure visit and become the drawing you approve. Every unit is then built 1:1 to that drawing before it leaves the factory, so the first time it meets your wall is the day it is installed.

Can you keep the old top?

Rarely, and it is worth saying plainly. A new carcass under an old stone top almost never lines up: the fixing holes are in different places, the cut-out is sized to the old basin, and the front edge was cut to the old unit's depth. A top that has been unscrewed once also tends to chip at the cut-out.

Start from a new top. It frees you to move the basin and tap, which is usually the reason for the swap in the first place.

Taking the old unit out

The order is fixed: water off at the isolating valves, trap and waste disconnected, silicone cut along the wall and floor, fixings out, unit lifted away, old top carried out with it. Then the wall is scraped back and any pulled plaster filled and sanded before the new unit is set level on a clean line.

Disposal is part of the job. The old unit leaves on the same visit, which matters in an apartment where there is nowhere to leave a carcass and a heavy top overnight.

How long your bathroom is out of use

About 14 days in the factory and one working day on site. The build runs from the approved drawing, so nothing is cut to size in your home. On the day, the old unit comes out and the new one goes in on the same visit: water off in the morning, back on by the afternoon on a straightforward swap.

Plaster repair behind the unit adds part of a day. A waste move through the floor puts you back into renovation timing.

Off the shelf or made to measure

A stock unit is genuinely fine in two cases: a landlord handing over a standard apartment on a budget, and a plain 800 to 900 mm alcove with square walls and a centred waste. Buy it, fit it, move on.

Bespoke is the only option when a pillar cuts into the run, when a pipe boxing takes 150 mm off the back, when the wall is off square by more than a filler panel can hide, or when the run is 1,200 mm and up. Those are the jobs where a stock unit looks wrong from the doorway. You can see made-to-measure vanity units we have installed around pillars and boxings.

Approvals and building access

A like-for-like replacement inside your own apartment needs no Dubai authority approval. It is not a wet room rebuild and it does not touch structure. What catches people out is the building: delivery access hours, lift protection, a contractor permit from the owners association, sometimes an insurance copy or a deposit. Ask the building manager before the delivery day. The requirements come from the building, and they vary from tower to tower across the emirates.

What a fair quote itemises

For a made-to-measure replacement we quote AED 6,000 to 8,000 all-in. That covers the measure and template visit, the carcass and doors, the quartz top with basin and tap cut-outs, silicone and waste reconnection, and removal and disposal of the old unit.

What pushes a job up the range: a longer span, a double basin, a thicker stone top, and veining matched across a wide top, which uses more of the slab. Quartz tops come in Super White, Black, Calacatta Miranda and Statuario Exclusive. The difference between those finishes is small next to the difference a layout change makes.

A quote that arrives as one number is not a quote you can compare. Ask for those lines separately, with the top material named.

"The price was fair for the work. They supplied us the parts for a full set of bathroom vanities. We fitted them across the whole place. Delivery was on time and the quality held up." John Peter, 5/5

To price your job, send a wide photo of the whole vanity wall, a close-up of the waste and the supply valves, one shot inside the cabinet, and the rough width, depth and height in millimetres. Add the emirate and the building so we can check access before we book the van. WhatsApp is the fastest way to get a number back, and you can book a measure-and-quote visit in Dubai if you would rather we take the five measurements ourselves.

Frequently asked questions

How long does a vanity replacement take in Dubai?

About 14 days in the factory from the day you approve the drawing, then one working day on site. The on-site day includes lifting the old unit out and carrying it away. If you are booking around a tenancy or a handover, tell us the date you need and we will work back from it.

Can I replace the vanity without retiling the bathroom?

Yes, in most apartments. The condition is that the new unit's footprint covers the old tile cut line and the tiles themselves are sound. If the cut line runs wider than the new unit, we widen the footprint or build a plinth rather than touch the tiling.

Do I need to move the plumbing?

Usually not. Small differences in waste position and supply height are absorbed inside a made-to-measure carcass. Plumbing moves when the existing waste is far from where the basin needs to sit, and that means opening the floor, so it changes both the schedule and the price.

Is a made-to-measure replacement more expensive than stock?

Yes. A made-to-measure replacement runs AED 6,000 to 8,000 all-in, and a stock unit costs less to buy. Bespoke earns that back where a stock cabinet needs filler panels, a boxing or a cut-down top, and on runs of 1,200 mm and up where nothing standard fits.

Will a new vanity fit the existing stone top?

Almost never. Fixing holes, basin cut-outs, depth and the front edge are all cut to the old carcass, and the top rarely survives being unscrewed without chipping. Budget for a new top with the new unit, and use the swap to move the basin and tap where you want them.
