Bathroom vanity replacement Dubai: what to expect
Replacing a vanity is a fit job before it is a design choice. The old unit has already cut its holes in your tiling and the waste pipe is staying where it is, so the new unit has to land on the same footprint and still look deliberate. We build made-to-measure vanity units in our factory in Jebel Ali and install them across the UAE, which means the replacement gets drawn to your bathroom rather than your bathroom being adapted to a showroom unit.
When replacement beats refacing
Refacing earns its money when the carcass is dry and solid and only the doors look dated. It stops making sense once water has been sitting inside the unit.
Swollen chipboard around the basin cut-out will not hold a new hinge or hang a new door squarely, and the swelling keeps spreading. A cracked or stained top, a basin too small for how the room gets used, doors that no longer line up because the cabinet itself has moved: all of that points to replacement, not a new front.
Open the doors and look at the cabinet floor under the trap before you decide. Soft edges, dark staining and a smell that never quite clears mean the leak has been running for a while. Replacement is also the moment to deal with the cause. The blog has more bathroom vanity guides if you want to weigh both routes up.
Measure the cut-outs before you order
Order nothing until three things are measured: the waste and water pipe positions, the tiled gap from floor to wall, and the height of the mirror and lighting above the unit.
This is where a made to measure bathroom vanity in Dubai usually wins. The unit is built 1:1 to a drawing you approve first, so the back panel and plinth are drawn around the existing pipe centres and the tiling cut-outs, and you keep your tiles. Showroom units come in fixed widths. Even when the width works, the waste hole in the back rarely lines up without cutting, and the plinth seldom meets the skirting cleanly. Take a look at the units we build: see replacement vanities built in our Jebel Ali workshop.

What removal day involves
Water goes off at the isolation valve, or at the main if the unit has no valve. The trap is drained into a bucket before the waste is disconnected, not after, which is the difference between a ten minute job and a wet floor. The old unit is cut out rather than dragged, because a full carcass pulled across a tiled floor chips tiles and skirting on the way.
The old unit leaves with us on the same visit. If a quote does not mention disposal, ask where the old cabinet is going.
Behind the old unit you will sometimes find a softened back panel, a stain on the plaster or a waste pipe that was never sealed properly. Photograph it, send it, and fix it while the wall is open. A vanity replacement is the cheapest moment you will get to deal with that.
What a fair quote itemises
The cost to replace bathroom vanity units in Dubai depends on the answer to a handful of questions, and a figure given before the pipe positions are known is a guess. A written quote for bathroom vanity removal and installation in Dubai should break out:
- carcass material, with the grade named, since moisture-resistant board and ply behave differently behind a basin
- the quartz top, and which one you picked: Super White, Black, Calacatta Miranda or Statuario Exclusive
- basin and tap, supplied by us or by you, stated either way
- removal and disposal of the old unit
- silicone, making good and touch-up where the old unit met the tiles
- delivery and the installation visit
For a typical made-to-measure replacement in Dubai, all-in comes to AED 6,000-8,000 with the top included, which is our stated range. Size, top choice and whether we supply the basin and tap move the number. A one-line figure does not.

About 14 days, then one visit
A custom vanity replacement UAE timeline runs about 14 days in our Jebel Ali workshop from the day you approve the drawing, then a single installation visit. The build does not start from a sketch on site. It starts from the drawing you signed.
What to have ready: the old unit emptied, clear access to the isolation valve, parking or a gate pass arranged, and someone home for the install. Apartment buildings in Dubai and Sharjah usually want a gate pass and a lift protection deposit for a delivery this size, and some ask for the fit-out paperwork a day ahead. Send the building rules with your measurements and the delivery slot gets planned around them instead of being discovered on the day.
To get a price for your own replacement, send photos of the existing vanity taken straight on, one with the doors open showing the pipe positions inside the cabinet, and the width, depth and height from floor to the underside of the top. Add your location and any building access rules. WhatsApp is the fastest way to get it moving, so send us your bathroom measurements for a replacement quote.
Frequently asked questions
Can I keep my existing top and basin?
Often yes. If the top is sound and the carcass is the problem, we draw a new carcass 1:1 around the top you already have and the basin stays. If the top is cracked, stained through or the basin cut-out has failed, replacing both is the better spend.
Can you match my existing vanity's dimensions exactly?
Yes. The unit is built to the drawing you approve, so width, depth and height come off your measurements rather than a standard size. The one limit is the basin and top you choose, since those need a minimum depth to sit properly.
What if there is water damage behind the old unit?
Send photos once the unit is out. Softened plaster and an unsealed waste are common and cheap to fix while the wall is open. We make good the area behind and around the new unit; structural or waterproofing work beyond that is quoted separately.
Do I need permission for the delivery in my apartment building?
Most buildings want a gate pass and a lift protection deposit, and some ask for the contractor's details ahead of time. Tell us the rules when you send measurements and the delivery gets booked into a permitted slot.
How long is the bathroom out of use?
The bathroom vanity installation Dubai visit itself is a single day for a standard replacement. Water is off for most of it, and the silicone around the top and basin needs to cure before the basin is used, so plan on the room being fully back in use the next day.
