Why Sharjah bathrooms need made to measure, not off the shelf
Most Sharjah bathrooms were never designed around standard vanity sizes, so an off the shelf unit usually leaves a gap at one end and a fight with the pipe boxing.
In older apartment blocks in Al Majaz and Al Khan, the clear span between the door architrave and the vertical soil pipe boxing is often 117cm or 134cm. A 120cm vanity fits neither. Cut it down and you lose the fixing points for the drawer runners. Fill the leftover space with a filler panel and the run looks patched from day one. How the 1:1 build process works in Sharjah
Four steps: free site measurement, a full scale drawing you approve, manufacture in Jebel Ali, then installation in your bathroom.
- Site measurement. Around 30 to 45 minutes. We check wall level, pipe boxing, water heater clearance, socket positions, door swing and where the mirror will land.
- Approved drawing. You get a 1:1 drawing with every dimension, drawer and door layout, basin cut-out and tap positions. Nothing is cut until you sign it off.
- Factory build. Roughly 14 days for a standard unit. Carcass, doors, top cut-out, edge polish and hardware all happen in our own workshop.
- Installation day. The unit arrives assembled where the building lift allows, and we level it, fix it, silicone the joints and connect the waste and trap.
Sharjah access is worth planning in advance. Tower buildings in Al Majaz and Al Khan usually ask for the service lift to be booked and work to stay inside weekday hours. Villas in Muwaileh and Al Nahda are simpler, with direct access to the bathroom. A single vanity is normally installed in half a day, and a full villa set takes two to three days.

Carcass and stone top choices that survive Gulf humidity
A marine plywood carcass with a quartz top is the combination we recommend for bathrooms in the UAE. It copes with steam, daily splashes and the temperature swing between air conditioning and a hot shower.
- Carcass: 18mm marine plywood with sealed edges. It resists moisture without swelling at the joints.
- MDF and HDF: acceptable for a guest powder room or a dry dressing area, not behind a shower or beside a bathtub.
- Particle board: we do not use it in wet zones.
- Top: quartz in Super White, Black, Calacatta Miranda or Statuario Exclusive. Non porous, no annual sealing, and it does not stain from toothpaste or hair dye.
- Top edge: a 20mm slab with a 40mm apron reads substantial without looking heavy.
- Hardware: soft-close hinges and runners, stainless steel or brass handles, and a moisture sealer on every cut edge.

One basin works up to about 120cm. From 150cm upward, two basins stop the morning queue, which is why most family villas in Muwaileh and Al Nahda ask for a double.
A few rules we apply. Basin centres sit at least 90cm apart so elbows do not meet. A shared drawer bank below two basins gives each person their own side. Wall hung units free up floor space in smaller apartment bathrooms, while floor standing suits heavier tops. Mirror cabinets are usually 130 to 150mm deep, so a tall tap spout or an above-counter basin needs checking against that depth before the drawing is approved. Common mistakes to avoid
Measure after tiling, and plan the mirror cabinet and the water heater before you order anything. Most vanity problems we are called to fix started as a measuring decision.
- Measuring before tiling. Allow 15 to 20mm on each wall for tile and adhesive.
- Forgetting the mirror cabinet depth. It hangs above the top, so the basin and tap must clear it.
- No allowance for the water heater or an under-sink geyser. They eat the top drawer.
- Ordering before the basin is chosen. The cut-out and tap drilling follow the basin, not the other way round.
- Booking the lift after the unit is built. Tower buildings need that slot reserved first.
- Choosing MDF or particle board for a shower-adjacent vanity.
