The vanity carcass is the box behind your doors and drawers, and it carries the stone top, the basin, the pipework and the daily splashes. In a UAE bathroom it decides how long the unit lasts, so it is worth understanding before you approve a drawing.

What the carcass is and why it decides lifespan in a UAE bathroom
The carcass is the structure of the vanity: two side panels, a base, a back panel and the shelf or drawer box. Doors, handles and the top are fitted to it.
The box lives in a hard environment. Indoor humidity climbs through summer, air conditioning runs cold, and one shower pushes warm moist air into a room that may be three square metres. Water sits in the trap, splashes the side panels daily, and slow leaks creep along the base for months before anyone sees a stain. Add salt air in apartments near the water and the board can swell, the edge trim can lift, and the doors stop closing square.
Once the box loses square, hinges cannot save it. That is why the vanity carcass material matters more than the finish, and why we build made-to-measure bathroom vanity units around the board first and the look second.
Carcass board options compared
Marine plywood is the safest choice for a wet bathroom. HMR or water-resistant MDF is fine in a ventilated room if every cut edge is sealed. PVC foam suits small coastal units where weight matters.

A waterproof vanity carcass is the board plus sealed cut edges plus a sealed base plus airflow. A ground floor flat in Sharjah and a coastal apartment in Fujairah may take the same board, but the coastal unit gets more attention at the pipe cut outs because salt air finds any exposed core. Thickness and build detail
Our standard vanity carcass thickness is 16mm for sides and base, moving to 18mm on spans wider than 1200mm and on drawers that carry real weight.
- Panels: 16mm on sides and base, 18mm on wide spans and drawer boxes
- Joints: dowel and cam for a clean carcass, confirmat screws where a panel may need to open later
- Edges: PVC banding on hidden edges, solid lipped edges on exposed fronts so water cannot reach the core
- Back panel: 8mm grooved panel set forward to leave a service void for pipework
- Fixings: adjustable legs, or a steel rail bolted to wall structure and never to plasterboard alone
- Runners: soft close, rated for the loaded drawer and checked once the unit is level
Wall-hung vs floor-standing carcass
A wall-hung carcass sends the whole load into the wall, so the wall must take it. A floor-standing carcass sends the load into the floor and is easier to level in older buildings.
A 1200mm stone top at 20mm weighs roughly 30 to 35kg. A ceramic basin adds 12 to 15kg, the trap holds water, and the drawers fill with bottles and towels. Wall-hung works when the wall is blockwork or when we fix a ply pattress first. On a stud wall we would rather hang a lighter carcass or go floor standing.

Waterproofing and ventilation around the carcass
Seal every cut and joint, then let the box breathe. A fully sealed carcass with no airflow traps moisture inside and rots from the back.
We silicone the pipe cut outs, seal the inside of the base and the underside of the top, and seal at the wall line. We do not wrap the carcass in plastic. The service void behind the back panel lets air move around the trap and the supply pipes. In a bathroom with no window we recommend an extract fan on a timer, and we set drawer boxes so an open drawer does not block the vent.
Recessed niches are a small carcass job of their own, sealed and tiled after the box is fixed.
What the carcass costs inside an AED 6,000 to 8,000 vanity
The carcass is typically 30 to 40 percent of the unit price. Moving from water-resistant MDF to marine ply adds roughly AED 500 to 900 on a 1600mm build.

What is the best vanity carcass material for a bathroom?
Marine plywood is the best all round choice. The glue line resists water, screws hold even after the panel has been damp, and it copes with the humidity swings of a UAE summer. Water-resistant MDF is workable in a ventilated room when every cut edge is sealed.
Is MDF okay for a bathroom vanity in Dubai?
Yes, with conditions. Water-resistant MDF performs well in a dry, ventilated bathroom where the edges are banded or lipped and the base is sealed. It is a poor choice directly beside a shower or in a coastal flat where salt air keeps surfaces damp, and in those rooms we quote marine ply instead.
How much of the vanity cost is the carcass?
Expect the carcass to be 30 to 40 percent of a complete unit. Inside our AED 6,000 to 8,000 range a 1000mm single vanity lands at AED 6,000 to 6,800 and a 1600mm double at AED 7,200 to 8,000. Moving from water-resistant MDF to marine ply adds roughly AED 500 to 900 on the larger build.
Can I replace just the vanity carcass and keep my top?
Often yes. If your existing stone top and basin are sound, we can measure the top, build a new carcass to match it 1:1 and reuse both. Send photos of the current unit, including the underside and the pipe positions, and we will confirm whether reuse makes sense.
How long does a made-to-measure vanity carcass take?
Around 14 days from the day you approve the 1:1 drawing. Cutting and edging happen in our Jebel Ali factory, then installation follows anywhere in the UAE. If you need the unit inside a week, tell us at quoting stage, because we have met tight joinery deadlines before.
