Why standard vanity sizes fail in Dubai apartments
A standard vanity assumes a square room, clear walls and a centred waste pipe. Real apartment bathrooms rarely match that. In a typical 1.6 by 2.1 metre bathroom the door swings into the only wall long enough for a vanity, and the drain sits up to 300 mm off centre. A fixed 800 mm unit usually ends up with a cut back panel.

Measure before you buy: four checks that decide the fit
Measure the room, not your old vanity.
Door swing and walkway
Keep 700 mm of clear floor in front of the vanity. If the door opens into the run, go for a 350 mm deep wall hung unit.
Drawer pull out clearance
A three drawer unit needs about 450 mm of clear floor to open fully. In a narrow room, a door plus one shallow drawer beats three drawers that hit the door.
Offset drain and supplies
Measure the centre of the waste pipe from both side walls and from the finished floor. Send photos and a sketch. The carcass is built around your drain, not the other way round.
Skirting, mirror and light height
Most UAE bathrooms have a 100 to 150 mm skirting. A wall hung carcass at 500 mm clears it. Hold the top at 850 to 900 mm and the mirror light above 1,900 mm.

What a made-to-measure carcass changes
Depth and drainage separate a bespoke carcass from a boxed import.
Depth trimmed to 350 to 450 mm
Imported units run 460 to 500 mm deep. Taking 100 mm off opens the room up without shrinking the basin, and we stop at the deepest size that still leaves your walkway clear.
Wall hung carcass
A wall hung unit frees the floor, which makes a small bathroom read larger and is easier to clean. If the wall is blockwork, we plan the fixings before production. More in our guide to a floating bathroom vanity Dubai.
Basin position you choose
An off centre basin is normal where the drain is not central. We set the basin where you want it and build the drawer layout around it.
Carcass spec for UAE humidity
Bathrooms here are closed rooms with cold AC and hot showers. The carcass is moisture resistant, the edges are sealed, and the top overhangs slightly so drips land on the floor, not in the drawers.

Tops, basins, storage and real AED numbers
The top and the basin decide how much usable surface you keep. A vessel basin sits above the counter and eats 100 to 150 mm of depth, so an undermount basin gives that space back.
Top and basin in a tight room
We cut the top to your exact wall, with a scribe against the side wall so there is no gap. Colours include Super White, Black, Calacatta Miranda and Statuario Exclusive. Against a side wall we use a straight edge and silicone.
Storage that actually fits
A 700 mm unit can take two shallow drawers and a door. Drawers stay 300 to 350 mm deep so they clear the trap, and the socket moves into the carcass.
