Why off-the-shelf vanity widths fail in Dubai apartments

Direct answer: because the pipe boxing, the waste position and the wall itself decide the fit, and 600mm and 800mm units assume none of them are in the way.

Three things break a standard fit. Boxing in the corner takes 120mm to 200mm off the usable wall. The waste is often offset 200mm or more from where a centred basin would sit. False walls and tiled nibs push the cabinet forward, leaving a gap at the back that no amount of silicone hides neatly. Add a shower door that swings 600mm into the same strip and the unit either blocks the door or leaves you no top to put a toothbrush on.

How much space a bespoke small vanity actually recovers

Direct answer: usually 150mm to 300mm of extra top length, plus a walking strip you can actually use.

Take a 1,400mm wall in a Dubai apartment. Boxing runs 180mm down the left, and the waste sits 250mm off centre. An 800mm import placed centrally leaves 420mm of clear top and a visible gap on the left. We cut the new carcass around the boxing instead. The unit comes out at 620mm wide, the basin moves 80mm right of centre, and the depth drops to 450mm. Usable top goes from 420mm to 620mm, the waste still lines up with the trap because we moved the basin and not the plumbing, and the shower door clears the drawer front.

Sizes and layouts that work in a tight bathroom

Direct answer: 500mm to 700mm wide, 400mm to 450mm deep, wall hung, with an offset or short-projection basin.

  • Width: 500mm is the practical minimum for a real basin and one drawer. 700mm feels generous without crowding.
  • Depth: 400mm to 450mm keeps the walking strip open. Past 500mm, small rooms start to feel tight.
  • Wall hung: floating the unit 150mm to 200mm off the floor makes the room read bigger and lets you mop underneath.
  • Basin: offset and short-projection basins pull the bowl forward so you are not leaning over a deep cabinet.
  • Storage: one soft-close drawer plus an open shelf works better than two shallow drawers in a 600mm frame.
  • Towel recess: a 250mm open niche at the end of the run holds towels with no rail jutting into the room.

Edge sealing matters as much as the board. We seal every cut edge, including the underside and the drawer box, and use coated or stainless fixings so nothing rusts behind the panel.

Tops and edge profiles

A 20mm quartz slab is the normal choice on a short run. A mitred build-up makes it read like 40mm without the weight or the overhang. We cut the top and the splashback from the same slab so the veining lines up, and we check it against your floor and wall tiles before cutting. Our quartz range covers Super White, Black, Calacatta Miranda and Statuario Exclusive. The top is usually AED 1,000 to AED 1,800 of the all-in figure.

What a small made-to-measure vanity costs in Dubai

Direct answer: AED 6,000 to AED 8,000 all-in, fitted, for a typical small bathroom vanity.

Worked example. A 700mm wall-hung unit with a marine ply carcass and sealed edges, one soft-close drawer, a white quartz top with an undermount basin, a single-piece splashback, wall-hung bracket, waste and trap, plus installation. That quotes at around AED 6,800 in Dubai. The same spec in a Sharjah flat with awkward boxing lands in the same band, and an Abu Dhabi job is priced the same way, with the site measure and install day being the only real difference. Everything is manufactured in Jebel Ali and installed across all of the UAE.

Process and lead time: from site measure to install

Direct answer: around 14 days from the day you approve the drawing to the day the unit is installed.

  1. Send photos and rough dimensions by WhatsApp, or book a site measure.
  2. We measure on site, usually 30 to 45 minutes, and check the boxing, waste and wall for plumb.
  3. We issue a 1:1 drawing at full scale with the basin offset, waste position and boxing cut-out marked.
  4. You approve the drawing. Nothing is cut before that.
  5. We build the carcass and the top in our Jebel Ali workshop.
  6. We deliver and install, seal the top to the wall and clean up, usually about two hours on site.

Frequently asked questions

What is the minimum practical width for a small bathroom vanity in Dubai?

500mm is the working minimum for a basin you can use and one soft-close drawer. A 400mm unit fits a powder room or a cloakroom basin, but storage disappears and the bowl becomes very small. Below 400mm you are usually looking at a pedestal or a countertop bowl rather than a vanity.

Should a small vanity be wall hung or floor standing?

Wall hung is usually better in a small room. It frees the floor, makes the room feel wider and lets you clean underneath. Floor standing suits bathrooms with a weak or dry-lined wall, or where you need to hide a soil pipe that falls below the cabinet.

Can I take a made-to-measure small vanity with me if I move home?

Sometimes yes. The carcass can often be unbolted and refitted, and we keep your 1:1 drawing on file. But the top is cut to that exact wall, so it rarely fits the next bathroom without a new top. Budget AED 1,000 to AED 1,800 for a replacement top if you move.

Will a small vanity survive UAE humidity and daily showering?

Yes, if the carcass is marine ply or WBP and every cut edge is sealed. Standard MDF is the material that fails, usually at the bottom edges and around the drawer box. We also seal the underside and use coated fixings so moisture has nowhere to sit.

Is installation included in the AED 6,000 to AED 8,000 price?

Yes. The all-in figure covers manufacturing in Jebel Ali, delivery, installation in Dubai, Sharjah, Abu Dhabi and the other emirates, sealing and clean-up. There is no separate fitting charge added at the end.
